1 Tenant is responsible for electricity costs and will be invoiced for trash, water, sewer and gas up to a maximum amount of $83/month for studios, $131/month for 1 bedrooms and $172/month for 2 bedrooms.
2 Maximum number of persons per apartment is 2 persons per bedroom plus 1. Children under the age of 6 do not count towards the occupancy limit.

HOW DO I APPLY?

You can apply online at housing.sfgov.org. As of May 30, 2023 all applications will be processed on a first-come first-served basis.

WHO SHOULD APPLY?

If your household income and size are within the range on the income charts above, you may qualify and we invite you to submit an application.

WHY ARE MIDDLE INCOME APARTMENTS SO COVETED?

Middle income tenants are protected from large rent increases and have more housing security.  The San Francisco Mayor’s Office of Housing and Community Development (MOHCD) sets rent increases for middle income lease renewals each year. The increases are modest and capped at 4% and some years there can be a rent freeze, which means a 0% increase.  In a housing market where rents are expected to escalate quickly, a maximum 4% cap on annual rent increases is very attractive.

MY PARTNER AND I MAKE SIX FIGURES. CAN WE REALLY QUALIFY FOR ONE OF THESE APARTMENTS?

Yes. This is a program offered through the Mayor’s Office of Housing and Community Development. In recent years, middle income families have also been priced out of the market, so this new program was developed to increase housing stability for middle income households.  As long as your combined income is within the income range and matching household size stated in the income chart then you may qualify.

WHAT IS A HOUSEHOLD?

A household is everyone who will be living with you in your apartment at The George. You do not need to be related (immediate or extended family members) to qualify as a household or living together before you apply.

WILL I HAVE ACCESS TO ALL BUILDING AMENITIES?

Yes, all building amenities are available to residents.

ARE THE APARTMENTS DIFFERENT FROM THE MARKET RATE APARTMENTS?

Our middle income apartments have comparable finishes to our market rate apartments and the same great amenities including hardwood floors, energy efficient stainless-steel appliances, in-home washer/dryer, individual climate control, keyless entry and more.

HOW LONG DOES THE PROCESS TAKE?

Once the lottery has taken place on December 16, 2021, applicants are contacted in rank order per preference category starting one to two weeks of the finalized lottery rankings. First move-ins are expected in early 2022. Yes, this process could take a while before it is your turn but you’ll have a great apartment to gain at an attractive rent if you’re selected and qualified.

HOW SOON CAN I MOVE IN?

Once you have been contacted, provide the requested documents, and once the San Francisco Mayor’s Office of Housing and Community Development approves your file, you can sign a lease and move in. The apartments are ready!

HOW DO I CALCULATE MY INCOME?
WHAT HAPPENS IF I MAKE MORE MONEY AFTER I MOVE IN? WILL MY RENT GO UP OR WILL I HAVE TO LEAVE MY APARTMENT?

You can stay in your apartment as long as you meet the terms of your lease and the annual recertification requirements. Your rent will not be increased based on your income, only based on the annual rent increase set by the Mayor’s Office of Housing and Community Development each year.
